Can you put the money directly into my account?
Yes! When you sign a property management agreement with our firm, we will have you complete a W9 for tax reporting and a direct deposit authorization form so we can deposit owner proceeds in your account each month. -
Do I get to see the lease or sign it?
Of course! You will review our standard lease and our Rules & Procedures Addendum that will be customized and edited for your property with additional terms you may wish to add. As the land lord, you will also be able to review each tenant's application. -
Do you sell real estate too?
Our sister company, Kendahl McIntyre Real Estate is a full-service boutique real estate firm in the Raleigh area. With over 15 years of real estate experience, we'd love to help you buy or sell a home. -
How and when do I get my checks?
We typically disperse owner proceeds between the 10th and 15th of each month. Owners can review their statements via our owner portal. -
How is rent collection handled?
Rent is due on the 1st of each month and is late after the 5th. Tenants submit rental payments via our online portal, which is user friendly, and eases in the ability for us to collect rent each and every month on time. -
How long of a lease do you sign?
Tenants can sign short and long term leases, on terms that the landlord prefers. In the Raleigh area, most leases are one year in length. -
How much security deposit do you charge the tenant?
We set our security deposit to be equal to one month's rent and must be paid before keys are released to a tenant at the beginning of their lease. -
How soon can you start managing my property?
As soon as we have a signed Property Management Agreement, we can begin communicating with your current tenant and/or begin the process of listing your property for rent. When we market a property, we like to have professional pictures taken and perform any maintenance to the home. We can typically complete that process in one to two weeks. -
What type of properties do you manage?
We manage triplexes, townhomes, and single-family homes throughout the Raleigh area. -
What type of reports do I get and how often?
Owners can log into their portal at any time and review their monthly owner statement. Around tax time each year, additional reports are provided for tax reporting. -
Who holds the tenant security deposit?
Due to the state's tenant security act, we hold the security deposit in our trust account for the duration of the full-service property management agreement. -
Do I have to allow pets in my rental?
It is very common in this day and age that tenants have at least one pet. You do not have to allow pets in your rental, but you will be missing out on a large pool of potential applicants. Most owners charge a pet fee per pet each month. -
How are maintenance requests handled?
Tenants submit maintenance requests via our tenant portal. If a maintenance request will exceed $250, our landlords approve the repair in advance of the work being done. If less than $250 or in emergency situations, we proceed with the maintenance repair request prior to landlord approval.
